A payment is only one part of ownership.
Check the recurring tax bill, any separate supplemental assessment, district charges, insurance and association obligations before you carry an estimate into an offer.
Your financing goal has its own route.
Model a home purchase, compare a refinance, investigate a condo assessment or test an investment budget. Keep the actual property's documents beside the numbers.
Start with the home, then build the payment
A San Diego purchase budget needs more than the note payment. Separate principal and interest, recurring property taxes, home insurance, association dues and any mortgage insurance. The worked example on this edition uses a $1,000,000 purchase, $200,000 down and a 30-year loan at an illustrative 6.5%. Its $12,000 annual tax allowance and $2,400 annual insurance allowance are manual assumptions. They are not estimates for a real home. Replace every allowance with property-specific figures before comparing options.
Put this into my plan ↗Use the county report as context
The September 2026 PSAR report shows an all-home San Diego County median sales price of $899,000, 1,827 closed sales and 2,925 new listings. The report was generated October 8 and checked October 24. A county median cannot price a particular condo, detached home or neighborhood. Compare the property's type, condition and recent comparable sales. Keep the period and county coverage beside any number you carry into a conversation. Read the PSAR report ↗
Put this into my plan ↗Plan for a supplemental assessment separately
San Diego County explains that a change of ownership or completed new construction can produce a supplemental assessment in addition to the regular annual bill. Ask for a buyer-specific recurring-tax estimate and any separate supplemental amount and timing. A seller's old bill can reflect a different assessed value. Put a one-time cash requirement in your closing/reserve plan instead of automatically repeating it every year. This tool does not determine reassessment, exclusions or the supplemental bill. Put this into my plan ↗Read every district charge on the tax bill
Mello-Roos Community Facilities District charges can sit beside other property-tax items. The county directs property owners to the tax bill and the agency levying the assessment for details. Ask which amounts are included in the lender's annual tax estimate, how long the charges run and whether they can change. A district charge is not automatically an HOA due. Avoid counting it twice when the full tax allowance already includes it. No city-wide district charge is assumed in this calculator. County Mello-Roos reference ↗
Put this into my plan ↗Give a condo building its own review
A unit's purchase price does not describe the association's finances. Collect the budget, reserve information, regular dues, disclosed assessments, master insurance and the unit policy quote. Ask the lender about the specific project's review requirements. The condo planner can show how entered dues growth and a known assessment affect housing cash over time. It cannot establish reserve adequacy, building condition or project approval. Compare your unit-level obligations with the full association documents.
Put this into my plan ↗Get the insurance quote early
Ask an appropriately licensed insurance professional about coverage, deductibles, exclusions, availability and the time needed to bind a policy for the actual property. The California Department of Insurance explains that flood and earthquake generally require separate consideration. A general homeowners allowance is not evidence those risks are covered. If separate premiums belong in your budget, identify where you have included them. This edition supplies neither an insurance rate nor a parcel hazard finding. Put this into my plan ↗Compare the balance with the right loan limit
FHFA lists $1,104,000 as the 2026 one-unit conforming limit for San Diego County. Compare the loan amount with the correct county, unit count and calendar-year reference. The purchase price can be different because of the down payment. A balance below a published ceiling does not establish eligibility or a quoted rate; lenders apply their product and underwriting requirements. Ask whether the actual proposal is conforming, high-balance or jumbo and compare its total costs. FHFA 2026 county table, page7 ↗
Put this into my plan ↗Choose the correct homebuyer program jurisdiction
The City of San Diego and the county program cover different places. SDHC publishes city and neighboring-jurisdiction program material, while the county describes participating cities and unincorporated areas. Confirm the property's jurisdiction, current funding and written program terms with the administering agency or participating lender. SDHC's introductory city-program paragraph and detailed table show different assistance percentages in this source check; we do not choose one as a calculator rule. SDHC program guidance ↗ County assistance coverage ↗
Put this into my plan ↗Separate assistance from cash you can keep
Ask whether the assistance is a grant, a deferred loan, an amortizing second mortgage or another structure. Obtain the interest method, repayment triggers, occupancy requirements and any forgiveness conditions in writing. Compare the combined debt, closing cash and future obligations rather than subtracting a headline amount from the purchase price. No assistance is automatically applied to the example, and no visitor is screened for eligibility through these tools.
Put this into my plan ↗Investigate the neighborhood without assuming the parcel
San Diego's community-plan resources help frame questions about a location. They do not replace property-level zoning, permit, title, insurance or financing checks. If a plan involves an addition, accessory unit or rental use, obtain the responsible authority's information and any lender requirements before including that future income in a budget. The edition does not turn a neighborhood name into a permission, assessed value or guaranteed rental return. City community-plan resources ↗
Put this into my plan ↗Keep price, points and time in the same comparison
Ask providers to quote the same balance, term, occupancy and lock period. One point on an $800,000 loan is $8,000. Compare that upfront cost with the payment and balance differences over the time you expect to keep the loan. A temporary buydown changes a defined payment period; it does not erase the note payment. The holding-period and refinance tools help you test entered alternatives without forecasting future rates or assuming a refinance will be available.
Put this into my plan ↗Bring the decision to MITEY
Use one MITEY request to explain your purchase, refinance, investment or business-finance goal. Your source city and page remain with the enquiry. Sharing calculator assumptions is a separate choice. Provider relationships stay behind the brand; any introduction requires confirmed availability and your permission. Ask for a clear comparison of the options and terms appropriate to your next step. The form is not a credit application, approval or guaranteed-rate offer.
